Zoning & Comprehensive Plan Review

Overview

The City of Albertville is undertaking a project to update its comprehensive plan and zoning regulations. The comprehensive plan establishes the city’s goals and policies related to land use, economic development, housing, transportation, utilities, parks, and other critical issues. The update to the comprehensive plan is closely related to the update of the city’s zoning regulations, which govern how properties and buildings are designed and used.

Phase I

The update to the zoning regulations will occur in two separate phases. The first phase, which is currently underway, involves a cleanup of the existing zoning ordinance to address minor issues, conflicts, and inconsistent language identified through the city’s ordinance recodification project and by the city’s outside consultant, Compass Point Planning. The only substantive policy changes proposed during this phase were revisions to the sign regulations in order to comply with federal case law that limits how municipalities may regulate signs. These changes do not modify the size or location of signs that are permitted.

Phase II

The second phase of the zoning ordinance update will take place following the completion of the comprehensive plan. During this phase, the city will evaluate potential zoning policy changes based on the recommendations of the updated plan.

Summary

The overall purpose of updating both documents is to modernize the city’s approach to land use, planning, and development. Available on this page is the draft zoning ordinance and draft zoning map currently under review by the Albertville City Council. A public hearing surrounding the proposed zoning ordinance and zoning map will take place Tuesday, February 3rd, at 11:00 AM (during the regularly scheduled city council meeting, in the Council Chamber at Albertville City Hall, 116 W. Main Street, Albertville, AL, 35950.

To kick off the comprehensive plan update, the city will hold a public meeting on Tuesday, February 3rd at 6:00 PM. The meeting will take place at the Train Depot, located at 310 Sand Mountain Drive. The purpose of this meeting is for the consultant to provide an overview of the project and to gather community input on the future of Albertville through interactive activities and discussion.
